The Modular Home Building Process

As the experts in modular homes for Falls Church and the surrounding areas, we’ve put together the typical modular homes building process. The actual process could vary depending on location, scale etc.

First, there is the land or lot development including purchasing, title, site accessibility study, perk or probe test or public sewer if available. This should be conducted prior to purchase if not already owned. Then comes the design, paperwork & permits. You will select a modular model and work with our experts to customize your options for the home. We will then develop and finalize prints, plans, options, finishes and specs.

Then it’s time to sign the contracts, sign plans and specs, secure financing, set the target occupancy date and issue the deposit! The next steps include establishing construction activities/schedule, obtaining and post permits including building, electrical, plumbing, mechanical, road and more.

Next, the foundation and site work begins! There is a lot that goes into this part but some steps including:

  • Dumpster delivery 
  • Layout and excavation
  • Obstacles for crane and transporters removed 
  • Scheduling of bulldozer, operator and utility crew  
  • Pour footings & footing inspection 
  • Construction and inspection of foundation walls 
  • Basement window installation 
  • Pouring of basement floor, backfill 
  • Completion of foundations and footings 

Then the modular home is delivered and set. This includes:

  • Module delivery and unwrapping 
  • Checking of inventory 
  • Module set 
  • Fasten and check module 
  • Prepare mating surfaces, wires, pipes ducts and stairs 
  • Lift roof, dormers and other roof elements 
  • Make the home weather tight 
  • And more

Then, the final touches! Siding and masonry work is completed, gutters, downspouts, shutters and chimney are all installed. Interior electrical, plumbing connections, HVAC, painting and clean up work all come together to finish your new home.

Finally, it’s closing time! This final step in the process includes the final clean up, walk through, building inspection, occupancy permit and then move-in day!
